Terms & Conditions – Kumar Lighthouse
1. Project Details & Changes
- The information, plans, and images provided in the marketing material are for illustrative purposes only and may be subject to change as per the discretion of the developer.
- The developer reserves the right to modify layouts, specifications, amenities, and other details without prior notice, subject to RERA and government approvals.
2. Pricing & Payment Terms
- The pricing of the units is subject to periodic revisions and may change without prior notice.
- Payment must be made as per the schedule outlined in the agreement. Delayed payments may attract penalty charges as specified in the booking terms.
- GST, stamp duty, registration charges, and other statutory levies are to be borne by the buyer and are subject to government regulations.
3. Booking & Cancellation
- A unit is considered booked only upon payment of the booking amount and signing of the agreement for sale.
- Cancellation of booking will be subject to deductions as per the cancellation policy, including administrative and processing charges.
4. Possession & Handover
- The developer aims to deliver the project within the stipulated RERA timeline; however, unforeseen circumstances may lead to reasonable extensions.
- Possession of the unit will be granted only upon full payment of the purchase consideration, including all additional charges such as maintenance deposits, legal fees, and government taxes.
5. Maintenance & Society Formation
- A maintenance deposit is to be paid at the time of possession. The maintenance of common areas and amenities will be managed by the developer or an appointed agency until the formation of the Resident Welfare Association (RWA).
- After society formation, the responsibility of managing common facilities and services will be transferred to the residents' association.
6. Legal & Compliance
- All transactions and agreements will be governed by Indian laws, specifically the RERA regulations and local municipal laws.
- Any disputes or legal matters shall be subject to the jurisdiction of Pune courts.
7. General Clauses
- The developer reserves the right to allot or refuse any unit without providing specific reasons.
- Any additional modifications or interior changes requested by the buyer may be considered at the sole discretion of the developer and may involve additional costs.
- Unauthorized alterations to the structure, façade, or layout by the buyer post-possession will not be permitted.
By proceeding with the booking, the buyer acknowledges and agrees to abide by these terms and conditions as outlined by Kumar Properties.
